Jobsite Visit – Ashford Park
This is Mark from Houston Westside Home Buyers and I’d like you to join me as we make a jobsite visit at a flip project that our company completed in the Ashford Park area of Houston. This is another one in a series of several jobsite visits that we have planned.
This project is interesting because it was a probate deal, meaning the seller had inherited the property and it made more sense for her to sell it in ‘as-is’ condition than to try to undertake extensive major renovations and repairs. This house was already showing serious signs of distress from foundation cracks, and even without that, the house needed a good bit of updating in order for a serious buyer to be interested. And since the seller lived out of state, a simple cash offer was really an effective and straightforward solution. In fact we never actually met the seller in person – she never had to travel to Houston, we were able to handle it all remotely.
The big feature that you will notice right away is the huge open living room and dining area. The potential here just jumped right out at me the moment I first walked into it. You will see the sunken step-down living room area with the fireplace and a huge full-length front windows, and sky-lights everywhere. Right away I could envision this house with hardwood (lamintate) flooring, and I knew it would make an impression when completed.
We took out a few items in an effort to create addition by subtraction. We did away with old sliding glass patio doors and put in the French doors you see here, and we also tore out a pair of sliding glass doors inside the house. You’ll see those in the video. Also, after much deliberation, we took out and old wet bar area (a popular feature in the early 1980s), and put in a niche shelving area, retaining the recessed lighting above.
Truth be told, we went over budget on this project and we encountered a few surprises along the way, but fortunately, we were also able to get a higher price than we originally anticipated as well. The house came out pretty nicely, all in all, and it sold in only a few days after listing it on the market.
