As the name implies, my name is Mark and my wife and I are interested in buying a house — just one house — in Houston, Texas.  I am not a huge I-buyer program and I don’t have any investment funds behind me.  It is just my wife and I in this venture, and we like to think we are regular working people like anybody else – but we have decided that the S&P500 isn’t always the best place to park all of our limited savings.  So whenever we can, we reach out to let folks know that we are in the market to pick up another property, but we do so with a great deal of humility.

Markbuyshomesforcash.com is a name that we used a couple years ago as we were just getting started.  Since then we have changed up the name and the branding a bit, but the idea remains the same.  We are just a couple of local investors offering real solutions to sellers in Houston.  And those solutions are time-sensitive, and they do not involve realtors, fees, commissions, repairs or any other costs.

I think it is important to emphasize that we are not realtors.  We’re not listing your house… we’re actually the ones buying your house.  We have some cash available in our investment account that we are currently looking to deploy on a project.  We just need to find a project where we can add value.  If you have one, then we want to talk with you about it.

Now, we are investors and that suggests that we do have a goal of generating a return on this investment.  Naturally, this means the numbers do have to make sense for both of us.  If you have relatively little equity in your house, or if you are just trying to maximize your return on rental property, please don’t let that deter you.  We are able to work out some creative solutions, in most cases.  We cannot help ourselves succeed if we are unable to help you accomplish whatever objective it is that you need to get done.

Because we pay cash and/or take over payments, we’re able to close quickly… or we can close much later, if you need.  We can work on your schedule.  We the more we talk with sellers, the more we find that sellers value flexibility more than they value a quick close.

The best part is there is truly no need to worry about repairing or cleaning up your property.  Dealing with contractors and renovations is a skill that is painful and expensive to learn – we don’t advise trying to learn it just for one house.  We don’t even care if you take all your belongings with you.  If needed, we will assist with the process of moving, and in some cases we have offered to help with paying for a temporary storage, just to facilitate the transition (which is stressful enough).  We’ll buy your house in as-is condition… no matter how ugly or pretty it is… just as long as it is right here in Houston, or somewhere in Texas.

Our Early Days

The first project we ever did was a house in West Houston that had passed by inheritance to a lady living out of state.  Another local investor, and now a good friend, named Marshall, brought this project to me.  If you are interested in how all this came together, please see this short interview with Marshall.  He will tell you about how this little adventure all came together, and how we helped remove a major burden for somebody that needed a viable cost-effective solution.

Once I saw the property, I had a vision for what it would be with a proper renovation.

It has high vaulted ceilings, recessed lighting, sky lights all over, and a sunken living room.  Of course, it was in a state of neglect and it would need some serious updating.

The house had some obvious foundation issues, and it was clear that there were some repairs underway, at some point, to address some window and roof leaks in one of the rooms.  This was the start of the project here, getting the foundation levelled.  We focused on just tearing out all the old carpets and cabinets and various other materials while allowing the house to gradually settle into place.

Then we got a bit of an education on hiring contractors, and how to pay them.  Fortunately we learned this part fairly quickly, but it did set us back some.

The renovation turned out to be more challenging than anticipated, but nevertheless we were able to bring that ship into port and deliver it — the gratification you get when you see a young couple moving into your house is really hard to describe.

Local Investors

This first renovation project was not smooth for a variety of reasons, but we learned a great deal (expensive tuition).

And everybody involved would tell you that the house came out nice.  The house did get multiple offers, once we listed it, in just a couple days.  It was only on the market for about 3 days before it was marked pending.  Our realtor Azalia did a great job (you can see her own project here) and the young couple that moved in was pleased.  Even the mortgage broker, whom we met sometime later, paid us a nice compliment.

And, even more than that, we are proud that we were able to help the seller out of a tough situation.

So even though we didn’t quite break even on this project, we are still proud of how it came out, and we are justifiably proud that we had the toughness and intestinal fortitude to see it through to completion.  Without question it was a stressful situation, for both of us, and it really tested us.  It means a lot that we can say that we really are investors and we have a project that we can point to as evidence.  We have demonstrated that we can add value and improve our community.  We aren’t just another ‘I buy houses’ guy with a website and some bandit signs, out harassing homeowners and exaggerating our capacity to really come through on a purchase.  We have earned the right to call ourselves local investors in Houston, and that is a badge of honor that we are proud to wear.

Real Solutions

We like to call ourselves local investors that offer real solutions to sellers in Houston.  But what does that really mean?

It means that we recognize that there are many reasons why sellers would not want to go the traditional route of listing their house on the MLS and selling with a realtor.  People are all different, and at different stages in life, with different goals and objectives.  This means that we cannot approach every seller with just one standard offer and expect a great deal of success.  We need to understand the market locally and we need to be able to offering some degree of creativity, or out-of-the-box thinking, in terms of the solutions we propose.

Not everybody is going to be a seller that is facing foreclosure, or some other form of financial hardship.  There are plenty of folks out there going through a divorce, which is difficult in a number of ways.  We’ve talked with sellers that are relocating and can’t sell their house.  We’ve talked with those who own a vacant house that requires some attention and some amount of investment.  More often than not, this is a house that they simply don’t want to deal with any more… but they don’t want to have to pay to get free from it.

We talk to sellers that are landlords tired of dealing with troublesome tenants.  We talk with people who inherited a house they don’t want, and certainly do not care to sink money into it.

Sometimes we hear from regular working folks just like us who lost their job and aren’t sure how to make ends meet.  They just can’t afford the payment any more and can’t afford to pay a real estate agent their fees to sell it.   Sometimes we meet sellers who owe more on their house than it’s worth and listing with an agent just isn’t a realistic option for them.

What all of these people we help have in common is…

  • They deserve to receive fair treatment
  • They need a quick solution that addresses their situation, and puts cash in their pocket right away
  • They shouldn’t have to pay all of the extra cash for real estate agent fees, closing fees, etc.
  • They just want to end the headache this house is giving them
